This Salon Rental Agreement (the “Agreement”) is made and entered into as of [Date] (the “Effective Date”), by and between:

The Owner and the Renter may be referred to individually as a “Party” and collectively as the “Parties.”
1. Rented Space
1.1. Space. Owner rents to Renter the following salon space (the “Space”): [Full Address, Suite/Unit, City, State, ZIP] and the following areas included in the rental: [front area / back room / private room / storage / restrooms].
1.2. Shared Areas. If the Space is within a shared property, Renter may use shared areas: [waiting area / hallway / restroom / break room] subject to house rules.
1.3. Condition. Renter accepts the Space in its current condition, except for agreed repairs listed here: [List or “None”].
2. Term
2.1. Start Date. This Agreement begins on [Start Date].

3. Rent and Payment Terms

5. Utilities and What’s Included

7. Access and House Rules

8.3. Cleaning Standards. Renter must follow any posted sanitation checklist and properly dispose of waste.
9. Alterations and Equipment
9.1. Owner Approval Required. Renter may not alter the Space or install fixtures without Owner’s prior written consent.
9.2. Permits and Contractors. Renter is responsible for permits and code compliance for approved work.
9.3. Restoration. Owner may require restoration at move-out, except for improvements Owner agrees may remain.
10. Insurance and Liability
10.1. Insurance. Renter will maintain general liability insurance (and professional liability if applicable) with minimum coverage of [Amount] per occurrence and provide proof upon request.
10.2. Responsibility. Renter is responsible for services performed, products used, and client interactions.
10.3. Indemnification. To the extent permitted by law, Renter will indemnify and hold harmless Owner from claims arising from Renter’s negligence or breach of this Agreement.
11. Default
11.1. Events of Default. Default includes unpaid rent, repeated late payments, material rule violations, illegal activity, serious sanitation violations, or material breach of this Agreement.
11.2. Cure Period. Unless the breach is severe, the non-breaching Party may provide written notice and allow [X] days to cure.
11.3. Remedies. Remedies may include fees, termination, and recovery of lawful costs, as permitted by law.
12. Termination
12.1. Termination Without Cause.
If Month-to-Month, either Party may terminate with [X] days’ written notice.
If Fixed Term, the Agreement ends on the end date unless renewed in writing.
12.2. Immediate Termination. Owner may terminate immediately for serious misconduct, illegal activity, or major health/safety violations, to the extent permitted by law.
12.3. Move-Out. Upon termination, Renter must remove personal property, return keys/codes, and leave the Space clean and ready for the next renter.
13. Notices

14. Miscellaneous
