10. Maintenance and Repairs

Arrange for major structural repairs when necessary, within a reasonable time after becoming aware of the issue and as required by law.
Tenant Responsibilities:

Keep the Garage reasonably clean and tidy.
Take care to avoid damage to the Garage and its fixtures.
Promptly notify Landlord of damage, leaks, or safety concerns.
Pay for repair of damage caused by Tenant, Tenant’s vehicle(s), guests, or contractors beyond normal wear and tear.
11. Insurance and Risk of Loss
Tenant is responsible for insuring Tenant’s vehicle(s) and any personal or business property kept in the Garage.
Tenant understands that Landlord’s property insurance, if any, generally does not cover Tenant’s vehicle(s) or belongings.
Tenant uses and occupies the Garage at Tenant’s own risk, except as otherwise required by applicable law or expressly stated in this Agreement.
12. Rules and Prohibited Conduct
Tenant agrees to follow any written rules provided by Landlord that apply to use of the Garage and surrounding property, including:
Access hours, if limited: [e.g., “24/7 access” or “6:00 a.m. – 11:00 p.m.”]
Noise and nuisance rules.
Building or community rules regarding parking, trash, and common areas.
Tenant will ensure that guests, employees, or contractors who access the Garage also follow these rules.
13. Default and Remedies
Tenant is in default if Tenant:
Fails to pay rent or required fees when due and does not cure within any applicable notice or grace period;
Materially breaches this Agreement or written rules and does not cure within any required notice period;
Uses the Garage for illegal or heavily hazardous purposes.
If Tenant defaults, Landlord may take actions allowed by local law, which may include written notice, termination of the Agreement, and legal steps to recover possession of the Garage, subject to any required court or administrative procedures.
Landlord is in default if Landlord materially fails to perform obligations under this Agreement or applicable law after any required notice and cure period. Tenant’s remedies will be those available under local law and under this Agreement.
14. Termination and Move-Out
When this Agreement ends for any reason, Tenant will:
Pay all rent and charges owed through the end of the rental period.
Remove all vehicles and personal or business property from the Garage.
Leave the Garage in reasonably clean condition, subject to normal wear and tear.
Return all keys, access devices, and remotes to Landlord.
Any property left in the Garage after termination may be handled by Landlord according to applicable law, which may include storage, sale, or disposal after required notices.
15. Notices
All notices under this Agreement must be in writing and delivered by one or more of the following methods, as permitted by law:
Personal delivery;
Certified or registered mail;
Recognized courier service;
Email to the addresses listed in Section 1, if both parties agree to accept email notices.
Notices will be sent to the addresses in Section 1 unless a party provides a new notice address in writing.
16. Miscellaneous
Governing Law:

Entire Agreement:
