2. Parking Space Description

6. Permitted Use and Restrictions
6.1 Permitted Use

Not to use the Parking Space as living space or for overnight accommodation.

Not to store non-vehicle personal property in the Parking Space (other than small items normally kept in or on a vehicle).

Not to perform major vehicle repairs, body work, painting, or engine work in the Parking Space.

Not to store or use flammable, explosive, or hazardous materials, except fuel and fluids normally contained in the vehicle.

Not to park oversized vehicles, trailers, boats, or commercial trucks if they exceed the size or weight limits for the space or property.

To comply with all property, building, and parking rules provided by the Landlord, as long as they are reasonable and non-discriminatory.

7. Access, Keys, and Entry
7.1 Access Devices

The Tenant must take reasonable care of all access devices and must not copy or share them with others except authorized users of the parked vehicle(s).
7.2 Landlord’s Right of Access
The Landlord may enter the parking facility and access the Parking Space, as reasonably necessary, to:

Show the space to prospective tenants or buyers, on reasonable notice;

8. Condition, Maintenance, and Repairs

The Landlord is responsible for maintaining the general condition of the parking area and common areas under the Landlord’s control, as required by law.

The Tenant must keep the Parking Space reasonably clean and free from trash, oil spills, and debris caused by the Tenant, occupants, or guests.

The Tenant must promptly report hazards, damage, or unsafe conditions in or around the Parking Space to the Landlord.

The Tenant is responsible for costs of repair for damage to the Parking Space or related structures caused by the Tenant, occupants, or guests, beyond normal wear and tear.
The Landlord is responsible for maintaining the general condition of the parking area and common areas under the Landlord’s control, as required by law.
The Tenant must keep the Parking Space reasonably clean and free from trash, oil spills, and debris caused by the Tenant, occupants, or guests.

9. Insurance and Risk of Loss

The Tenant parks and uses the Parking Space at the Tenant’s own risk, except as otherwise provided by applicable law or by written agreement.

Nothing in this section allows the Landlord to act fraudulently or ignore legal duties to maintain safe premises as required by local law.
10. Rules of Conduct and Parking Practices
The Tenant agrees to:

Park only within the lines or boundaries of the Parking Space and not block access lanes, driveways, or other spaces.

Observe any posted speed limits, directional signs, and security procedures for the property.
-
Avoid creating excessive noise, fumes, or disturbances when entering or exiting the property.

Follow any written rules or policies for visitors, guest parking, and use of shared areas, as provided or updated by the Landlord in a reasonable manner.

11. Default and Remedies
11.1 Tenant Default
The Tenant will be in default if the Tenant:

Fails to pay rent when due and does not cure within any applicable notice or grace period;

Materially violates any term of this Agreement or any reasonable written parking rules and does not cure within any applicable notice period;

Uses the Parking Space for illegal purposes.

If a default occurs, the Landlord may take actions allowed by law, which may include written notice, termination of this Agreement, and lawful steps to recover possession of the Parking Space, subject to any required procedures.
11.2 Landlord Default
The Landlord will be in default if the Landlord materially fails to perform obligations under this Agreement or applicable law (for example, unjustified denial of access or failure to maintain basic safety), after any required notice and cure period. The Tenant’s remedies will be those available under local law and any lawful terms of this Agreement.
12. Termination and Move-Out
When this Agreement ends for any reason, the Tenant will:

Remove all vehicles and property from the Parking Space;

Leave the Parking Space reasonably clean and free of trash, to the extent the Tenant can control;

Return all keys, remotes, fobs, access cards, or other devices to the Landlord.

13. Notices

14. Miscellaneous
