2. Licensed Premises (Garage)

3. Purpose and Nature of Licence

3.2 Nature of Licence (No Tenancy)

7. Use of Garage and Restrictions

Keep the Garage reasonably clean and free from rubbish and obstructions.
7.2 Restrictions
The Licensee will not:
Use the Garage as living space, sleeping quarters, or office.
Use the Garage for any illegal, immoral, or hazardous activities.
Store explosives, illegal substances, or unusually hazardous materials.
Carry out major repairs, welding, spray painting, or industrial activities, unless expressly agreed in writing.
Keep more vehicles or items than reasonably fit within the Garage space.
Make structural changes, install fixtures, or alter the Garage without prior written consent from the Licensor.

9. Access, Keys, and Entry
9.1 Keys and Access Devices

The Licensee will keep all keys and access devices secure and will not duplicate or share them without the Licensor’s consent, except as needed for authorized users of the vehicle.
9.2 Licensor’s Right of Entry

Inspection of the condition of the Garage;
Maintenance, repair, or safety checks;
Complying with legal or regulatory requirements.
10. Maintenance and Repairs
10.1 Licensor’s Responsibilities
The Licensor will:
Maintain the structural elements of the Garage (walls, roof, main door) in a reasonably safe condition, subject to normal wear and tear and applicable law.
Arrange for any major structural repairs when necessary, within a reasonable period after becoming aware of them.
10.2 Licensee’s Responsibilities
The Licensee will:
Take reasonable care of the Garage and avoid causing damage.
Promptly inform the Licensor of any damage, leaks, or safety issues.
Pay the cost of repairing any damage caused by the Licensee, the Licensee’s vehicle, guests, or contractors, beyond normal wear and tear.
11. Utilities and Charges
Unless otherwise agreed in writing:
The Garage is licensed on an “as is” basis without separate utilities.
If electricity, water, or other utilities are supplied to the Garage and used by the Licensee, the Licensee will pay charges as agreed below:

12. Insurance and Risk

15. Indemnity and Compliance with Law

15.2 Indemnity
To the extent permitted by law, the Licensee will indemnify and hold harmless the Licensor from claims, damages, or expenses arising out of:
The Licensee’s use of the Garage;
Damage caused by the Licensee’s vehicle or property;
The Licensee’s breach of this Agreement;
except to the extent caused by the Licensor’s own negligence or unlawful conduct.
16. Notices
All notices and communications under this Agreement must be in writing and delivered to the addresses or email addresses stated in Section 1 (or any updated addresses notified in writing).
