1. Camper and Lease Overview

1.2 Intended Use. The Camper is leased for [recreational / seasonal / business-related] use as temporary lodging and may not be used as a permanent residence unless permitted by applicable law and expressly agreed in writing.
1.3 No Ownership Transfer. This Agreement is a lease only. Lessee obtains the right to use the Camper during the Lease Term but acquires no ownership interest in the Camper.
2. Lease Term and Location

4. Security Deposit

4.2 Use of Deposit. Lessor may apply the Security Deposit to unpaid Lease Payments, utilities or site charges owed to Lessor (if applicable), cleaning or dumping fees, repair of damage beyond normal wear and tear, replacement of missing items, and any other amounts due under this Agreement.
4.3 Return of Deposit. Within [Number] days after the Camper is vacated, inspected, and all keys or access devices are returned, Lessor shall return any remaining Security Deposit balance to Lessee together with an itemized statement of any deductions.
5. Use, Occupancy, Smoking, and Pets

Lessee shall use a towing vehicle with adequate towing capacity;
The towing vehicle must have a properly rated hitch, ball, safety chains, and electrical connection;
Lessee is responsible for correct attachment, load balance, and brake/light function.
6.2 Truck Camper. If the Camper is a slide-in truck camper:
Lessee shall provide a compatible truck with adequate payload capacity;
The Camper must be properly mounted and secured with appropriate tie-downs.
6.3 Travel Area Limitations. The Camper may be used only within:

Lessee shall not move the Camper into restricted, unsafe, or prohibited areas, or across borders where it is not permitted.

7. Condition, Maintenance, and Repairs
7.1 Condition at Delivery. The Parties may complete and sign an inspection report noting the Camper’s condition, including interior, exterior, windows, roof, appliances, and any existing damage.
7.2 Lessee’s Duty of Care. Lessee shall:
Use the Camper in a careful and safe manner;
Keep the Camper reasonably clean and sanitary;
Protect the Camper from water intrusion, leaks, and freezing temperatures;
Immediately report any damage, leaks, or malfunctions to Lessor.
7.3 Routine Maintenance.
Lessor is responsible for major structural and mechanical maintenance not caused by Lessee’s misuse or negligence.
Lessee is responsible for routine care such as basic cleaning, minor bulb replacement, and reasonable upkeep.
7.4 Repairs Due to Damage. Damage caused by Lessee, occupants, guests, or pets (including interior damage, broken fixtures, misuse of appliances, or exterior impact damage) shall be repaired at Lessee’s expense, which may be deducted from the Security Deposit.
7.5 Unauthorized Modifications. Lessee shall not make structural changes, install permanent fixtures, rewire systems, or repaint the Camper without Lessor’s prior written consent.
8. Utilities, Hookups, and Waste Disposal
8.1 Utilities and Hookups. The Parties agree on responsibility for utilities as follows (select and complete):

9. Insurance and Risk of Loss
9.1 Lessee’s Insurance. Lessee is responsible for maintaining any insurance required by law or campground policy for personal liability and, if Lessee is allowed to move the Camper, any towing-related coverage for Lessee’s vehicle.
9.2 Camper Coverage.

10.3 Violations and Fines. Lessee is responsible for any fines, penalties, or charges resulting from Lessee’s or occupants’ conduct, including parking violations, towing infractions, or campground fines.
11. Accidents, Damage, and Indemnity
11.1 Incident Reporting. In the event of damage, accident, fire, theft, or other incident involving the Camper, Lessee shall:
Ensure safety and contact emergency services if necessary;
Notify law enforcement where required;
Notify Lessor as soon as reasonably possible;
Provide details and copies of any reports or notices.
11.2 Indemnity. To the extent permitted by law, Lessee shall indemnify and hold Lessor harmless from third-party claims, damages, and expenses arising from Lessee’s or any occupant’s use, towing, or occupancy of the Camper, except to the extent caused by Lessor’s own negligence or wrongful acts.
12. Default and Remedies
12.1 Events of Default. Lessee is in default if:
Lessee fails to pay any Lease Payment or other amount when due and such failure continues for [Number] days after any required notice;
Lessee materially breaches this Agreement (including unauthorized movement, prohibited use, or serious damage);
Lessee fails to maintain required insurance (if applicable).
12.2 Lessor’s Remedies. Upon default and subject to applicable law, Lessor may:
Declare all unpaid Lease Payments immediately due and payable, subject to legal limits;
Terminate this Agreement;
Require Lessee to vacate and surrender the Camper;
Recover possession of the Camper in a lawful manner;
Apply the Security Deposit toward amounts owed;
Seek additional damages and reasonable costs of enforcement.
13. End-of-Lease Move-Out and Return
13.1 Surrender of Camper. At the end of the Lease Term or upon earlier termination, Lessee shall:
Vacate and surrender the Camper by [Date and Time];
Remove all personal property and trash;
Clean the Camper to a reasonable standard;
Return all keys, access codes, and equipment to Lessor.
13.2 Condition at Return. The Camper shall be returned in substantially the same condition as at delivery, normal wear and tear excepted. Lessor may inspect the Camper and document any damage or missing items.
13.3 Unclaimed Property. Personal property left in or around the Camper after the Lease Term may be handled in accordance with applicable law and any written policy provided by Lessor.
14. Governing Law and Miscellaneous
14.1 Governing Law. This Agreement is governed by the laws of [State/Province, Country], without regard to conflict-of-law rules.
