5. Security Deposit

If collected, the Security Deposit secures the Tenant’s obligations under this Agreement, including payment of rent and fees and repair of damage beyond normal wear and tear to the Space and any Park property under the Tenant’s control.
The Security Deposit will be held and returned (less lawful deductions) within the time required by applicable law after the Tenant vacates the Space, removes the RV and personal property, and returns any keys/access devices. An itemized statement of deductions will be provided if required by law.

7. Use and Occupancy
7.1 Permitted Use
The Space may be used only for:
Parking and occupying the RV listed in Section 6; and
Reasonable outdoor use of the immediate area assigned to the Space, consistent with Park rules.
7.2 Occupancy Limits
Maximum number of overnight occupants: [Number] persons.

Any visitors staying overnight more than [Number] consecutive nights or [Number] nights per month require the Landlord’s consent, if allowed by local law and Park rules.
7.3 Prohibited Uses

Operate a commercial business open to the public from the RV or Space;

Erect permanent structures, decks, or additions;
Store boats, trailers, inoperable vehicles, or large equipment outside the RV, except as allowed in Park rules.
8. Utilities and Services

11. Maintenance and Repairs
11.1 Landlord Responsibilities
The Landlord will:
Maintain Park roads, common areas, and utilities under the Landlord’s control, as required by law;
Keep the Space in a condition reasonably suitable for parking and hooking up the RV, subject to weather and normal wear.
11.2 Tenant Responsibilities
The Tenant will:
Keep the Space and the area immediately surrounding the RV reasonably clean and free from trash;
Maintain the RV, steps, hoses, and cords in safe and orderly condition;
Not damage Park property and will be responsible for damage caused by the Tenant, occupants, or guests, beyond normal wear and tear;
Promptly report hazardous conditions or needed repairs in the Space or Park.
12. Insurance and Risk of Loss
The Tenant is responsible for insuring the RV and any personal property kept in or around the RV or Space.
The Landlord’s insurance generally does not cover the Tenant’s RV or personal property.
The Tenant occupies and uses the Space and Park at the Tenant’s own risk, except as otherwise provided by applicable law or this Agreement.
Nothing in this section permits the Landlord to act fraudulently or ignore duties imposed by local law regarding premises safety.
13. Default and Termination
13.1 Tenant Default
The Tenant is in default if the Tenant:
Fails to pay rent or required fees when due and does not cure within any applicable notice or grace period;
Materially violates this Agreement or Park rules and does not cure within any applicable notice period;
Uses the Space or Park for illegal purposes.
If a default occurs, the Landlord may take actions allowed by law, which may include written notice, termination of this Agreement, and lawful steps to recover possession of the Space, subject to any required court or administrative procedures.
13.2 Landlord Default
The Landlord is in default if the Landlord materially fails to perform obligations under this Agreement or applicable law after any required notice and cure period. The Tenant’s remedies will be those available under local law and any lawful terms of this Agreement.
14. Removal of RV and Property at End of Stay
When this Agreement ends for any reason, the Tenant will:
Disconnect all hookups safely;
Remove the RV and all personal property from the Space and any storage areas;
Leave the Space reasonably clean and free of trash or abandoned items;
Return any keys, access cards, remotes, or fobs to the Landlord.
Property left behind may be handled according to applicable law, which may include notice, storage, towing, or disposal procedures.
15. Notices
All notices under this Agreement must be in writing and delivered by one or more of the following methods, as permitted by law:
Personal delivery;
Certified or registered mail;
Recognized courier service;
Email to the addresses listed in Section 1 (if the parties agree to accept email notices).
Notices will be sent to the addresses in Section 1 unless a party provides a new notice address in writing.
16. Miscellaneous
Governing Law: This Agreement is governed by the laws of [State/Province, Country].
Entire Agreement: This Agreement, together with any written Park rules or addenda referenced in it, is the entire agreement between the parties regarding the Space and Park and replaces any prior written or oral agreements on the same subject.

Severability: If any part of this Agreement is found invalid or unenforceable, the remaining provisions will continue in effect to the extent permitted by law.
