ROOMMATE MOVE-OUT AGREEMENT & MUTUAL RELEASE TEMPLATE FAQ
What is a roommate move-out agreement and mutual release?
A Roommate Move-Out Agreement is a written agreement that confirms a roommate will move out by a certain date and outlines how rent, utilities, and shared expenses will be handled. A mutual release is an agreement that both roommates waive claims against each other (with exceptions) after obligations are completed. It helps prevent future disputes.
When should you use it?
Use it when a roommate is leaving early, when you’re ending a shared living arrangement, or when you want to document a clean transition (keys returned, room cleaned, bills settled). It’s especially helpful if there is a security deposit or shared purchases to divide.
Does it change the lease with the landlord?
No, not by itself. If both roommates are on the lease, you may also need landlord approval or a lease amendment. This template includes a lease-status note and keeps the agreement focused on roommate-to-roommate arrangements.
What should be included?
Include: move-out date, rent and bill proration, security deposit handling, condition/cleaning, return of keys, forwarding address, transfer of shared items, and the release language. This template includes each of these in plain language.
What about shared furniture or items?
List what the departing roommate is taking and what stays. If anyone is paying the other for items, include the amount and payment date. This template includes a shared property section for clarity.
Is a mutual release always recommended?
It can be helpful, but only if both sides are comfortable and obligations are clearly met. This template uses a conditional release that becomes effective after the agreed payments and move-out tasks are completed.
