4. Change Orders

5. Permits and Licenses
The Contractor shall obtain and maintain all permits, licenses, and approvals necessary for the project, unless otherwise agreed.

6. Warranties and Quality
The Contractor warrants that all work will be performed in a good and workmanlike manner, free from defects, for [12 months] after completion.
This warranty does not cover ordinary wear, misuse, or unauthorized modifications by the Client.
7. Insurance and Risk Allocation
The Contractor shall carry:
General liability insurance of at least $[Amount].
Workers’ compensation as required by law.
Builder’s risk insurance (if applicable).
Certificates of insurance shall be provided before work begins.
The Contractor shall indemnify the Client against claims, damages, or losses caused by Contractor negligence.
8. Safety and Compliance

Hazardous materials shall be handled and disposed of in accordance with environmental regulations.
9. Subcontractors

The Contractor is responsible for ensuring subcontractors’ compliance with this Agreement.
10. Liens and Ownership of Materials
The Contractor waives rights to file liens once payments are made in full.
Title to materials passes to the Client upon payment, subject to Contractor’s right of repossession if payments are not made.
11. Termination
This Agreement may be terminated by:

Either Party, immediately, in the event of material breach not cured within [10] days.
Upon termination, the Contractor shall be paid for completed work.
12. Dispute Resolution

13. Force Majeure
