HOME INSPECTION AGREEMENT TEMPLATE FAQ
What is a home inspection agreement?
A home inspection agreement is a contract between a client and a home inspector that explains what inspection services will be performed, what the inspection does and does not cover, how much it costs, and when the client will receive the written report. It also sets important limitations because an inspection is a visual review, not a guarantee that a home is defect-free.
When should you use a home inspection agreement?
Use it before the inspection begins and before the inspector enters the property to perform work. It’s especially important for real estate transactions, pre-listing inspections, and general condition checks where the client needs clear terms on scope, timelines, and liability.
What does a standard home inspection usually include?
A typical inspection includes a visual evaluation of major accessible systems such as the roof, attic, structure, foundation, plumbing, electrical, HVAC, interior/exterior surfaces, windows, doors, and basic appliances. The inspector reports observed conditions on the day of inspection, but does not usually test every component or open walls.
What is not included in a typical home inspection?
Most inspections exclude specialty testing such as mold, radon, asbestos, lead, pests/termites, sewer scope, pools/spas, chimneys (beyond a basic view), code compliance verification, and hidden defects behind finished surfaces. This template lets you list excluded services clearly and add optional add-ons.
How do inspectors limit liability in the agreement?
Many agreements limit liability to the inspection fee or a stated cap and require the client to notify the inspector and allow a re-inspection before repairs. These provisions help prevent disputes and clarify that the inspector is not an insurer or guarantor of the property’s condition.
