The parties agree as follows:

1. Purpose of Addendum

This Addendum supplements and becomes part of the existing lease agreement for the rental property. Its purpose is to set the terms under which the Tenant may keep an approved pet on the premises.

Except as modified by this Addendum, all other lease terms remain in full force and effect.

2. Approved Pet

The Landlord approves only the following pet(s) under this Addendum:

4. Tenant Responsibilities

The Tenant agrees to:

• keep the approved pet under control at all times;

• properly clean up pet waste in and around the property;

• prevent the pet from causing excessive noise, odors, or disturbances;

• maintain the pet in a healthy and sanitary condition;

• comply with all applicable laws, ordinances, homeowners’ association rules, and animal control requirements;

• ensure the pet does not harm other persons, animals, or property.

The Tenant remains fully responsible for the conduct of the pet at all times.

5. Property Damage

The Tenant is responsible for any damage, cleaning costs, pest treatment, odor removal, staining, scratching, chewing, or other loss caused by the pet, whether inside or outside the rental property.

Pet-related damage is not considered normal wear and tear.

The Tenant agrees to pay for repair or replacement costs to the extent permitted by the lease and applicable law.

6. Restrictions

The following restrictions apply to the approved pet:

8. Right to Revoke Pet Permission

• fails to control or properly care for the pet;

• allows the pet to create repeated nuisance, danger, or damage;

• keeps an unapproved pet on the property.

9. Liability and Indemnification

To the extent permitted by applicable law, the Tenant assumes responsibility for injuries, damage, claims, or losses arising from the pet’s presence or behavior on the property.

10. Service Animals and Assistance Animals

Nothing in this Addendum is intended to override applicable laws relating to service animals or other assistance animals. If the Tenant requests a reasonable accommodation under applicable law, that request will be handled separately according to legal requirements.

11. Priority of Terms

If there is a conflict between this Addendum and the lease agreement, this Addendum will control with respect to pet-related matters, to the extent permitted by law.

12. Entire Addendum

This Addendum represents the full understanding between the parties regarding the approved pet at the rental property.

Any change to this Addendum must be made in writing and signed by both parties.
